Being a landlord is not an easy job. It has its share of monetary gains but with it, you also have to shoulder a lot of responsibilities. In order to avoid conflicts, it's wise to predefine the terms on the lease. A clause related to repairing the property should be added in the lease papers.

In case of leasing the commercial building, make sure: To define the tenant's responsibilities in terms of maintenance and repairs of the property; Your commercial property fulfills the required governing regulation laws; The property is safe for tenants. Before leasing it out, make sure to check the electric equipment and other devices to see if they're in safe working condition.

Legal Responsibilities: A landlord needs to be alert all the time. He or she has legal responsibilities that they have to fulfill as well, a few of which are listed below:


Any repair and maintenance work on the property should be carried out as per the conditions mentioned on the lease contracts. The property should be well equipped with all the safety measures; and the locks and keys provided to the tenants should be of good quality. Electrical appliances, plumbing and heating should be in safe working condition. The property should be thoroughly inspected for dangerous insects, rodents and other pests and should be completely disinfected before the tenants move in. In case the landlord wants to enter the property, he has to provide an advanced notice to the tenant.

Maintenance Responsibilities: If there is a property maintenance issue, the tenant should let the landlord or the management authority know about the nature of the problem and within 24 hours an action should be taken by the landlord. Failing to take an action in 24 hours can lead to an angry tenant, and in the worst case, legal action. On the other hand, the tenant should take care of minor maintenance issues.

As described above, the landlord has many responsibilities and rights that they need to perform and know in order to run the whole business successfully. It is a challenging role to play, but with proper guidance and logical thinking, you can enjoy being a landlord.
