Tips For Landlords
As a landlord there is no doubt that the main reason for renting a property is for your own income
. So therefore the following advice should help to ensure the money is easily accessible, your property reaches its full potential and the process is almost hassle free.
The first step is to make the property as attractive as possible to potential tenants. Its a good idea to perhaps make a list of the things you would not put up with in your own home. These are things such as are the carpets clean? If there is a garden is it clean and cut? Do the walls need a lick of paint? Is there any mould in the house? The next step is to action these to dos.
The next is to make sure everything besides cleanliness is working. Are locks, appliances and lights all working in the property? Are there any leaks or broken things that you may have put off fixing for too long? Issues like these are extremely important to get fixed before the tenant moves in; otherwise a very angry tenant will be continuously trying to contact you and could take matters further in some circumstances.
Once everything is clean and fixed, the next step is to make your home welcoming and warm. Modernising the property will most likely have the biggest appeal to new tenants, particularly young couples and students. A student entering a property designed for an elderly woman or to the taste of the 80s will be unlikely to attract them to sign a contract to live there.
Paint on the walls and the furniture in the property will have the biggest effect on its appearance and so these are the aspects that need to be dealt with first. There are plenty of ways to decorate a home with little budget and as far as painting the property goes, a quick lick of a plain colour such as terracotta or white can instantly give the apartment and fresh new look. Furniture on the other hand can be a little trickier.
Finding furniture at boot sales and from members of family may solve the problem of budget; however the furnishings may not match or be up to your potentials tenants standard. A way to solve this problem is to use landlord furniture rental. By renting your furniture you can adapt the rental contract to your tenants contract and also get great deals with landlord furniture packages and search for the best deals online.
The big question that every landlord needs to consider whilst renting a property is firstlywould you live there?
