Another challenging part could be that rent, maintenance costs and other expenses are likely to change over such a long investment period and this aspect would also need to be included in the computation of a landlords investment returns.

Finally, investing into a residential property will mean that the landlord has to incur a particular set up costs or a one-time payment including purchasing the investment property and bringing it to the market. Other such expenses could include the initial legal fees, stamp duty, etc. some more capital costs could be added to the list in case any appliances are purchased or if the interiors or exteriors of the property are improved. In the end, the overall calculation of a property investors returns will also need to include the expenditure incurred while selling the residential property.
