Decorating your home for the holidays while it's on the market can be tricky. On one hand, you want to enjoy the holidays as your normally would since the home is still yours but on the other, buyers are finicky and the last thing you want is them focusing too much attention on the 8 foot inflatable Santa in your front yard! As a Raleigh Real Estate Agent, I have seen homeowners discourage potential buyers by overdoing their decorations. I've put together a few tips that will help you enjoy the festivities without turning off potential buyers.

Lights are a common theme this time of year. Since it gets dark earlier, many of your showings may take place while dark so embrace the seasonal lights. Just make sure any exterior lights you choose are in good working order, strung in a neat and orderly manner and do not go overboard. A flashing note on the roof of "Ho, Ho, Ho" is probably a bit too much.

This season brings with it a tons of delicious aromas like cinnamon, vanilla and apple spice. Either bake up some tasty treats to leave on the counter for your guests to enjoy or just pick up a few candles in your favorite scent and let them do the work. As with the lights, less is more here as well. You want people to smell a hint of the flavors but not be bombarded with them.


When decorating the inside of your home you may want to try to keep it a little more subtle that maybe you typically like to for the holidays. A good rule is to pick a color scheme like red and green, or silver and white and try to carry that on with subtlety throughout the home. You may have to keep the Santa train and the homemade art work in the attic this year to keep your home looking pristine and to keep buyers from getting too distracted. Just remember though, next year you can go back to your family traditions in your new home. The sacrifice is well worth it in the end.

And lastly, once New Year's has come and gone, so should your decorations. You may want to enjoy the season a bit longer but while your home is for sale, it is best to pack everything away in a timely manner and get back to the business of getting your home sold!
