buildings and architectural designs smoke ventilation systems are the number one priority of builders to this day. This issue is made very clear to the public through television adverts and radio commercials and posters placed up in towns and cities across the country. The smoke ventilation law exists because of the fact that fire and smoke can kill a person very quickly and because of this a law had to be put into place for people and residents own safety.
The way in which homes and other buildings such as office blocks are ventilated is using a system called an AOV system which stands for Air Operated Valve these are typically located in stairwells or rooms in homes which do not have external walls. They work by having a vent that opens automatically which controls the smoke levels within the house or building if a fire does become apparent.
The smoke vent law exists so that the owners of homes and the people building the home can ensure that there is a ventilation system put into place. It also helps with making sure that buildings and homes are built with safety put into mind. When it comes down to finding out who is liable for putting in correct smoke ventilation systems it can become a difficult situation.
Most people put the blame on the person who owns the property or building and it is their responsibility to make sure a property or building has the correct safety precautions put into place. Also if a system fails or is broken it is the owners responsibility to make sure they are in working order and can be fixed immediately to prevent any incidents or accidents happening. However some people believe it is the residents or people living in the propertys responsibility to check that all ventilation systems are put into place and for them to make sure that they arent broken and are in working order so that the residents are safer if a fire occurs.
When it comes to homes and apartments that are rented by residents it is still important that all smoke ventilations are in place and are all fully working. It is the law that all properties should have a fully working smoke ventilation system. However if an unfortunate event does happen the resident may put the blame onto the owner of the home. Checking and ensuring that they work properly and arent broken before something unfortunate happens makes it important that you check that the system is working. This should be done at least once a month. In the fire safety smoke law it states that the responsibility is down to the buildings owner to ensure that all smoke systems get checked frequently and that they are working correctly.
If any situation or problems arise about the safety of your home, office or apartments AOV systems then you should contact the buildings owner and makes sure that they tell them exactly what their concern is so that they can give you help and advice or come round and have a look for you. It is extremely important that smoke ventilations are put into place and this cannot be overlooked or put to the side.
