Vacancy costs you money unless you get occupants to rent your available property. Still, it's not that easy to get occupants. Firstly, know what makes your neighborhood special. It is important that you know about the things that make your neighborhood unique because this can affect the type of tenants you will have. Does it have a farmer's market or a huge chain of supermarkets? How about its historic sites? What do they feature? How's the culture in the place? Whatever it is, always make it a point to inform yourself about it so you can use it to your advantage when advertising your property.
Secondly, make sure the location of your property is visible. This always comes in handy especially if you're not very big on advertising vacancy of your property in broadcast media like television and radio. It's because a property that is visible, can easily attract potential tenants to come over especially if these properties are near the road. And it helps if the property for rent is near significant places of interest like drug stores, supermarkets and grocery stores.
Thirdly, learn to be efficient with turn-overs. Keep a maintenance check on apartment units that have just been vacated. Look into the things that need to be repaired and fix them. Make sure there are no leaky faucets, cracks and peeled-off paint on walls and ceilings. Have someone to fix these potential problems within a week or less if possible. And make sure to clean these units in time for the new occupants to come in.
Lastly, know how much to charge for rent. Do not just guess how much you're going to charge for rent as this can mean a loss of potential customers or worse it can mean unfriendly competition among other landlords. Do a market survey to see just how much you can charge at the minimum amount. You can do this by asking other landlords just how much they charge for rent of their units. In this manner, you'll get to have a good picture of the earning capacity for the people in the neighborhood which you can use to determine the cost of your rent.
So, if you want to make sure that you won't get a lot of vacancy rate, learn more about your property and the neighborhood where it is situated. Know what makes it special and make it visible. And ensure that every turn-over is done efficiently including setting rates for the apartments. Remember, it's all about what you can do as landlords.
