Why You Should Maintain Your Roof

Mario Williams is a partner at Lone Star Roofing

, a third-generation family owned and operated roofing company located in Texas. A graduate of the University of Texas, Williams is known throughout the state as an expert in commercial and industrial roofing techniques. Here, he explains the basic of maintaining your roof for the long haul.

Its important for people to know that keeping your roof properly maintained is by far going to give you the biggest bang for your buck when it comes to roofing in general. There is no better way to save money on roofing projects than by keeping the roof you already have maintained and in good repair.

When we talk about maintenance, there are so many things a person can do. The biggest is put on new coatings, and things of that nature, that can preserve the life of a roof. A roof may not even be leaking yet, but there could still be cracks in it, or the roof could be feeling the effects of a harsh season. So, when issues like that come up, we can go up on the roof and spray different coatings on it. And that will preserve the roof in the same way that adding a fresh coat of paint to your home keeps it in good repair. After all, if you didnt paint your house every few years, the wood would eventually rot away. So it is really important to keep up with the maintenance on your roof, too.

By preserving the life of your roof, you are really saving yourself a lot of money. You can prevent damage like unnoticed leakswhich is what happens when water leaks down into the roof deck but not all the way into a persons residence. Because these leaks arent visible, you might not even know theyre there. But just because they are unnoticeable to you doesnt mean they are not going to be causing problems with your home or buildings structure over time. So getting those things fixed immediately will save you money.

Really, any way that you can preserve your roof and delay having to put a new roof on is going to save you money. And maintenance is the best way to do that. People should never put off repairing a roof until they are at the point where water is coming into the home. That is actually the expensive way to maintain a roof, because by the time you get to that point, and water is dripping in, I can already tell you are probably going to have to tear the roof off, repair the deck, and do structural damage repairs. And those costs would be on top of repairing anything that has damaged by the leaks from within the residence.

Obviously, that is going to be more expensive than if you have simply maintained your roof on a regular basis from the beginning. Homeowners just shouldnt wait to fix their roof until they cannot put it off any longer. That is just not cost effective. Instead, the cost effective way to maintain a roof is to do preventative maintenance that can be done inexpensively before the big problems start. That is what helps you avoid costs more than anything else.
