Increasing the value of your house would entail making a facelift on it before raising the "for sale" signage. So would this amount matter to you or you can wait?

But the longer the house sits in the market may seem it is unlikely to sell out. And if you are in a hurry, selling by yourself may not be a good idea. You have to decide whether the commission you will spend is commensurate to the shorter length of selling time. If you will hire a realtor, in order to fast sell it, make your contract non-exclusive so that you can also do the selling yourself without incurring expenses on the agent. This way, there is a better chance to fast track the disposal of the property.

The decision is still yours but many indeed have gone to a realtor to fast sell their properties. The expense on commission can even be upset by any increase in the pricing they may be able to put on your property.
