Clean it up, baby! Start a neighborhood brigade to clean up the neighborhood - maybe paying $10 to the neighbor kids to clean the yard is a good start. Spend $20 to put flowers in any common-areas, and buyers will have a better first impression of the neighborhood.
Perhaps a paradigm shift in terms of marketing would be needed if the calls aren't coming in. Do you need more advertising? Price too high perhaps? You want to drop that price if it's too high. Oh, wouldn't it be a shame if Mr. or Ms. Perfect Buyer would look at other properties while your home is still on the exorbitant side?
Listen to prospects. They'll be more objective than you. If they drop a few wink-winks about a dark kitchen, then bust out that white paint and fix 'er up!
Find the average sales time for your area. If your house is taking longer than average to sell, there's a problem, and usually it's the price.
Ask your real estate agent what she plans to do - before you sign a listing agreement. Write down what she says, and hold her to her promises.
If there are known problems, such as an old roof, get an estimate for repairs. Nothing catches demanding buyers off-guard better than an estimated quote that is lower than THEIR own unofficial estimate.
Make subtle improvements to your house that could assure that you at least get a two-to-one ROI. If a nominal $300 for sealing the drive way could net you at least $600 added value, then go for it, buddy! And of course, you want to focus first on what people can see.
