Building Towards Efficiency In Energy Practices
The environment and more specifically what we have done and continue to do to it
, dominates thought processes of many leading bodies the world over. There are numerous organisations that have been set up to advise and where necessary instruct businesses on best practice policy, with an end goal objective of forcing changes that can save the immediate surroundings and in the long term give ourselves a more sustainable planet to live on.
One such body is the Building Research Establishment Environmental Assessment Method otherwise referred to as BREEAM, who are largely regarded as the World's leader as a ratings tool for the monitoring of the performance in energy efficiency of buildings. Although it is voluntary, it still dictates the standard for the best practices in protracted non-domestic performances of buildings, incorporating factors from many sources.
Now over 20 years since its incorporation these assessments are widely encouraged through guidelines and planning policies. Developers are prone to insist on BREEAM as a demonstration of their commitment to environmental issues and can be used on either completely new builds or for existing structures under renovation.
The assessments can be in a standard format or for those buildings that are of a less common design; specially tailored criteria can be created. What these appraisals can give is market recognition for low energy impact on the environment and inspire innovative solutions. In addition they provide assurances that best practices are undertaken to ensure energy wastage is restricted to a bear minimum. They are a benchmark that whilst set above that of regulation proportion, still promotes a business for all the right reasons and proves that corporate and organisational objectives are in line with social requirements.
Receiving such a classification as part of a company's energy efficiency strategy is certainly sound business practice. Gaining certification is a step in the right direction, although some are taking it a step further and are actually asking for a revisit to improve upon their rating. Many receive a basic pass, which in percentage terms is set at 30% efficiency, and is perfectly acceptable. However, by adopting recommendations into slight building alterations that impact favourably on energy usage, a business can have their judgement positively increased to either good at 45%, very good at 55%, excellent at 70% or outstanding at a hugely impressive 85% energy efficient.
Carbon emissions are now seen as something that needs to be seriously taken into consideration when designing buildings and the efficiency of the structure in both fabric and service ability in relation to energy performance is now high priority. It is another example of influential people finally getting their act together to support environmental issues. Hopefully it is something that will become the norm in future designs, improving life for everybody not just in the pocket, but health wise too.
