What is an "EPC"?

"EPC" stands for Energy Performance Certificate as part of a Home Information Packs. As a landlord, EPC is required during the process of buying, selling or renting a property. It shows;

- Energy-efficiency rating; and

- Environmental impact rating on the basis of release of carbon dioxide into the environment because of the home.

EPC provide complete details about Energy Savings Trusts that help house-property- owners with special grants or discounts to carry out necessary improvement work. An EPC is valid for 10 years.

Energy efficiency rating

The EPC provides a rating for the energy performance of a house using a scale of A to G, where A is very efficient and G is the least efficient. The usual rating for a home is D or E. The rating given by accredited Domestic Energy Assessors is based on some factors such as age, property layout, construction, heating and insulation. Rating helps in comparing energy efficiency of one home with another.

Does everyone need an Energy Performance Certificate?

An EPC is mandatory in UK when a building is constructed, sold or put up for rent. Under domestic EPC legislation non-compliance will result in a fine of 200. EPC is included in the Home Information Pack (HIP) that the seller must have completed before he markets his property. Landlords are required to have a valid EPC before they change tenants. An EPC is only required for a property which is self-contained. It is not required when a tenant rents a room or share facilities, where a tenant has separate contract with the landlord.
