Im Trace Keasler and Im a real estate broker specializing in Manhattan Beach homes for sale, and Ive been serving the South Bay since 1989.
In this weeks episode were going to discuss the trend of this years Manhattan Beach homes for sale.
Well be looking at the months of January through May of 2010
And well be looking at the monthly trend in four main areas:
1.The number of homes listed
2.The number of homes pending (gone into escrow)
3.Homes sold (closed sales)
4.The price trend
From these we hope to glean an indication of the overall health of the market.
Looking at the first slide, number of homes listed, were not really able to discern any clear trend. On the bright side, it doesnt seem as if people are flooding their homes on the market and heading for the hills.
Now looking at the second slide, the number of homes pending, or placed into escrow, does show a rising trend, which could indicate a somewhat healthy market, at least at where we are currently in the real estate cycle.
On to the third slide, we see the number of homes actually closed escrow. Historically, February is always a low month due to the Christmas holidays, where people generally arent out looking for homes or putting them into escrow.
This slide also indicates an upward trend, but could be due more to seasonal factors.
Finally, the fourth slide shows an upward movement in price. This, when combined with an upward trend in homes pending and homes sold, would indicate a rising market.
I am still quite cautious, though. What Ill want to do next is compare these figures with the data from one year ago.
Is it a good time to sell a home right now? If youre trading up, it might be a good time to sell, as you might be able to find a move-up home close to its low point.
Is it a good time to buy a home?
The only answer is maybe. Using these statistics, it doesnt appear the market is going down. Theres a lot of buzz in the real estate community about things getting better. There is definitely no rush to buy anything right now. If youre looking, its a good time to wait for that perfect place to come along at the right price for you.
