As mentioned earlier, there are effective methods of investing in foreclosures. One is called wholesaling. This is placing properties under contract. The contract will then be assigned to other investors who are interested in using the properties for other businesses. Because sellers are motivated and they want to sell their property faster, they are relying more on house flippers or investors who close fast rather than agents.

With wholesaling, your clients will be fellow investors. They are usually rehabbers and landlords. Rehabbers buy cheap properties and repair them so they can be sold high. Landlords are also into foreclosure investing because they want to buy cheap rental properties they can use to have a passive income. Apart from investors, home buyers are also motivated to purchase properties while they are still not at their peak prices. They know that house prices could spike with economic recovery and they are taking advantage of todays market conditions.
