Get Most Of Your Junk Out Of Your House For Better Resale

Im not a great housekeeper. I also design my own clothing and I have tons of fabric and sewing stuff that takes up a LOT of room and creates a lot of clutter and mess.
So when I have to put a house up for sale I have to completely change my personality and habits.
I have to paint, clean and get a lot of stuff out of my house and I have to become a determined perfectionist.
And since I cant maintain this personality transplant for very long I want everything to be so perfect that someone will take the house and the torture of not being able to be myself away quickly.
It is torture for many of us to have a house for sale. A showing can happen at any time and its very hard to be perfect enough for the kind of scrutiny we have to endure while our home is for sale.
Its just better to go at it with everything we have.
Before you put your house up for sale
1.Clean every closet, drawer and surface where junk has accumulated.
2.Give away a lot of stuff to any organization that will give you a tax deduction.
3.Sell some stuff if you can. I dont like garage sales. They are too much trouble. But e-bay is easy.
4.Throw away anything that is no longer functional like old electronics, things that are broken and garbage that just hasnt made it to the curb yet.
5.Paint everything you can.
6.Rearrange every closet and drawer and cabinet to look neat and organized. Interested buyers will look everywhere. Make sure they see something good.
7.Make sure every closet smells nice. Old running shoes and sports equipment can be a problem. Pet beds and kitty litter are problematic, too. Dont cook any fish until the house is sold.
8.Arrange furniture so that rooms show in expected ways. Living rooms should look like living rooms, bedrooms should look like bedrooms and eating areas should have tables and chairs.
9.Remove and store collections, especially if they are valuable. Lookers will get hung up on your stuff or steal it. They wont see your house.
10.Make kids rooms look like guest bedrooms. Most of the toys need to go into storage. Also store you own toys like the camper or the boat.
11.Clean bathrooms until they shine.
12.Clean you kitchen and make it look as good as you can. Pack most counter top appliances away.
13.Clean your garage so you can park inside. Store things like valuable tools off site.
14.Lock up all your personal papers, computers, jewelry and information about your personal business, maybe in safe deposit. Your security matters.
Finally you are ready for lookers. If you have your property clean and market priced you can sell a home and sell a home now. And notice we never said the word remodel?
If you have enough equity you might be able to offer owner financing to a financially responsible buyer who might not pass current bank standards. It can work for quicker resale better than remodeling.
