It is estimated that for every job in the mining industry in Gladstone, there will be another 2.8 jobs created in other sectors such as education, retail, accounting, and hospitality. This means that for every 5,000 permanent jobs in the mining sector, it will create an additional 14,000 jobs in different sectors within the Gladstone community. The latest statistics show that the Gladstone population is predicted to increase between 10,000 and 25,000 people by 2018.

That brings us to our second factor: The increase in employment within the mining sector. Professor John Rolfe of the Central Queensland University recently published a model called Modelling the future economic, population and housing impacts of developments in Gladstone and Central Queensland.


Also, the median house prices are estimated to be between $455,000 and $928,000 with a 6.4% increase in price for every 1% increase in population. So, this means that Gladstone investment properties have not reached their full potential and this current slump is merely a small bump in the Gladstone property cycle.

During the same period last year, the number of sales has increased by 5% in comparison. The only reason why naysayers and property bears are looking at it as a slump is because of the fact that over the last 2 months, the yield wasnt as high as it was earlier this year, and they are not thinking about long-term returns on the property.
