Please let me help you by sharing what I have been doing with properties for years and show you how to turn your house into a real money maker with very little work involved. You can take your home and rent out each room to individuals who desperately need housing while you make you a very nice cash flow. It is very easy!

The best kind of home that this works with is a vacant home that is located in the city limits with public transportation, and has at least 3-4 bedrooms. Large homes with big rooms work best, but work with what you have. It really pays off well.

First make sure your home is clean and tidy. Remove any and all clutter as well as fix any minor repairs. This will give you the platform that you need to rent out your home to individuals who will rent each room out.

Next, you want to prepare each room for rent. You can do these one at a time, get a resident, then get the next one ready with the cash from the first resident, depending on how much money you have to put into the home. Get an inexpensive twin-size mattress and box spring match and a second hand bed frame. Once the bed is set up, get a shelving unit for clothes or a small dresser. Then you want to get a lock and key for the bedroom door. This will ensure that a resident can have some privacy. All of these things prepare the room so you can rent it out.


Prepare the common area. I usually stop at a yard sale and pick up some basic dishes for the kitchen. You also want to add a microwave, stove and fridge, coffee maker, toaster, waste basket and other basic kitchen items. This will make the kitchen useful for your new residents. Also, make sure your bathroom is in working order complete with a shower. The living room can be equipped with used couch, chair, a television and some decorations. You may also want to provide a washer and dryer for your residents as well as cable and wireless internet. You just want the basic needs for your home to make a great environment for any resident that needs a home for affordable rent. These few additions may cost a little every month but you can recover the cost very quickly by getting residents that pay you once a week for their rent. This may be the very thing that makes them pick your home to live in and stay in for quite some time.

Once you have at least one bedroom prepared and all of the common area ready to go, you are ready to advertise for your first resident. Place an ad in the local paper or on a free online advertising source like craigslist.com. It can read something like room for rent, all utilities included, cable, internet and laundry for $xx.00/wk. Call xxx-xxx-xxx (your number). Start setting up appointments with the calls you get. Show them the room and the home. If they appear interested offer the room to them but dont forget to do a background check on them to keep your home a safe environment of all your future residents. Dont forget to get a deposit and have them sign a lease.
