When you move house these days, your mortgage provider will often expect to see reports about the efficacy of the various important aspects of your house. By that, I mean they will expect to see that it has a valid damp proof certificate and has been inspected by a qualified electrician. They do this because in years gone by, people have bought houses that have proved to be very expensive to put right when the new owners realise that there are serious problems that they ere not aware of when they first looked at buying it.

However, these days, it is still possible to get caught out and that is why part of the armoury with which people defend themselves with is home emergency cover. You can even get cover that is specific to electrical failure and it is very cost effective, costing only a few pence per day.

By way of a warning to the unwary, I can recall a house we bought about twenty years ago. We were looking to upsize because of the kids needing their own rooms and we also wanted to move to a slightly more rural setting if possible. Of course, one of the downsides to all this was the cost. It would cost us pretty much all of our resources for the near future to make this purchase, so we were looking for somewhere that was ready to move into without the need for decorating or making any structural alterations.


So, imagine our delight, when the estate agents called us to say that they felt they had the ideal property for us to have a look at. It had all the elements that we had asked for, and was within our budget. Off we went to have a look. On a personal note, I was immediately impressed that the local village pub was bang slap right across the road from the house, so things were looking up for me from the outset! We decided we wanted to go ahead with the purchase.


All the usual documentation and formalities went through without a hitch other than the damp proofing certificate. We decided to get a friend who was qualified to deal with the small amount of repair work required and thereafter he issued a certificate that kept the mortgage company happy. There was an existing electricity certificate in force.

So, we were a little surprised that just after we moved in, we found that when we started using the appliances in the kitchen, we had a power failure! We called the home emergency cover company who sent out a qualified electrician. It seems that the previous owner was a self employed building contractor who had done his own kitchen extension at the rear of the property. Further investigation showed that he had used lighting cable for the ring main!

We had to have all the tiles removed from the kitchen units so that the wiring could be replaced. We also found that the certificate that had been given to us by the previous owner had been forged! After much legal wrangling, we managed to get the cost of the repairs from the previous owners.

We were thankful for the protection we had in the first place by having home emergency cover in place.
