I know what you're thinking. "A home inspection in Los Angeles is only for old homes that have had time to wear out and break down. My house was just built by a great builder and is just fine. I don't need to spend even more money on a complete inspection when I know everything is ok." Well, you are totally right - hopefully. There are just a few things you might want to consider before you spend your first night in your new home.

Imagine your new house was built and the builder forgot to complete the connection to the sewer or septic system. It has happened more than once and talk about expensive to fix! Imagine all that yummyness collecting under the house!

Everyone that was involved with the construction of your new house was an energetic perfectionist that thrives on leaving a job wonderfully completed and would never miss anything or see a mistake or imperfection and skip fixing it because "its good enough and won't cause a problem for at least a couple years."

A good home inspection of the best new homes will sometimes find mistakes and problems that would have been easily fixed by the builder. But, if the issue doesn't surface until later then guess who gets to pay for fixing it.

3. But wait, surely the bank and county or state will protect me and make sure everything is well done and up to code, right? Yes and no. In reality the bank only checks that the different stages are completed and not the quality. As for the county, you know they are overworked and stretched thin. They cannot be on site at all the proper times to check work in progress and spot mistakes before they are covered up.

So there you have three good reasons to have an independent pair of eyes checking things for you. In fact your home inspector is the only person on the whole project that is not negatively effected when mistakes are found.
