How To Prepare To Build A House

Building your custom home is an exciting and usually stressful time

. Three things you can be sure of; probably wont be done on time, on budget, or as easy as you hoped. But there are some things you can do ahead of time to prepare yourself for a task of building your own home.

1. Knowing that you will be stressed. That might sound like you are setting yourself up for failure but knowing that being stressed and frustrated at times is normal can actually make the stress easier to take. There are so many minor details and large purchases to make that items can be forgotten, work may not be done on time and orders may not come in. Taking all this into account beforehand will prepare for plan B right away. If certain things have to happen in order for other things to take place, always have a backup plan just in case. If you are not building the home yourself, do you have a back up contractor? Check with your contractor to be sure that if an item takes longer to come in than expected are they going to drop everything on your project and start another?

You dont want to be sitting waiting on your contractor when you have the part in hand.

2. You will probably go over budget. You can spend days coming up with the perfect budget and still be short or off somewhere. Always pad the budget by about $10,000 to be sure. This may seem like a lot but you want that there in case certain hardware you are budgeting now gets discontinued and you have to go with something more expensive to come in on time. Again, with so many details, there will probably be something that is not the exact price you hoped it would be. Even inflation can take effect in the time it takes to build a house. Go over with your contractor exactly what happens when costs are not matching up. Is there room for error in the budget? How often does the contractor go over budget? What recompense is there in case it does exceed your budget?

3. Things probably wont be done exactly as planned out. If you plan for 3 months, make it 4. If they told you the part would be here in 2 weeks, make it 3. Its better to be pleasantly surprised by an earlier date then frustrated its not on time at all. As with padding the budget, pad the timing. This will make for an easier transition. Also, what happens with your current living situation if the project is completed early or late? Have a back up for both situations. There are so many different parties involved when building a house that trying to keep everyone on time and coordinated is almost impossible. The best bet is to be flexible but firm. If you can clearly relay your message and intentions to shipping parties and those creating custom items for you, then you can get things done in an orderly fashion. However keep yourself open minded to changes and alternatives just to keep the stress level s at a bare minimum.

This may all sound exhausting and almost not worth it, but if you go into home building with rose coloured glasses, you may be sorely disappointed. By knowing up front what you will be facing, it can keep you that much calmer when things do go wrong and unexpectedly surprised when things do go right.
