The consequence of the governments rezoning methods is causing a hike in land value prices. Let's take a look at this further. When you have something that is high in demand, but there is not much of it, this causes a dramatic increase in the value of that commodity, for example, oil.

The same can be said of land. So the UK need to build a lot of homes, in fact around 84,000 homes need to be built each year on undeveloped Greenfield sites. For some, this means having to rezone the land types. Land that is undeveloped is worth much less than land that can be developed upon or is developed upon.
