You need PASSION, as without it, you'll be searching all over the place for something to sell.

You need to create CONTENT, much like this article you are reading.

You need a COMMUNITY, or people who share your passion, but don't share your expertise, authority of willingness to work hard to demonstrate it.

You need a CURRICULUM, which is how you codify your content into something that can be sold. (i.e. - a CD course, a coaching program, an ebook, a membership site, etc)

You need CONVERSATION and conversion, to be able to turn your community, into cold hard cash..:-)

Your content, directs people to join your community.

Your conversation, or the sequence of messages and broadcasts you use to call attention to your curriculum, allows you to turn even a miniscule percentage of your readership into clients. (those that have invested, financially...in your curriculum)

At the end of the day, that's all there is to it.

It's MUCH easier to sell 10 people at $997 coaching or mentoring package, than it is to sell 100 a $97 dollar ebook. So keep in mind, you need to make sure your curriculum is priced properly, to demonstrate the value you have to offer....and the expertise you have to share.
