Matching The Correct Buyers To The Unique Features Your Home Has To Offer
This may not be a familiar idea to you, but the time has come to consider holding your own open house when you're selling your house
. The first thing I often hear when I suggest that idea is, "Oh, my agent would never let me do that!" Well, let me tell you from experience that your agent may not like the fact that you are planning to hold an open house, but he or she cannot stop you from doing so. Remember, it's your own house. You are the legal owner and although you may have signed a listing agreement obligating you to pay a commission, nothing removes your right to find a buyer. Legally, you have a right to do whatever is necessary when you are selling your house.
Not only do you have a right to market your house, but these days you actually have some advantages over your agent when you're selling your house. In fact, you may very well be the person most qualified to find a buyer for two main reasons. First, you are the greatest living expert on everything about your house, all the unique features and advantages that a visitor might not see or know about.
That makes you the perfect person to write detailed ads to post online. Second, you can ask the right questions when people call you on those great ads you've just posted. You can make sure they know about the deluxe 6-burner gas range you just installed in the kitchen, all the built-in garage storage and other unique features that are likely to appeal to anyone who has taken the time to call you on your posting.
But where you'll really shine is holding your own open house because your enthusiasm, knowledge and hospitality will go a long way towards making your house attractive to a buyer. Since most buyers will have had contact with you by email or phone prior to stopping by it's almost as though they're coming over to visit a friend. Don't underestimate the value of chatting with people on the phone because it can make a big difference in the way you interact when they arrive to see your home.
The truth is that your personality in conversation and your hospitality gives a unique flair to your postings, your phone conversations and your open houses.
