Overseas property investments - Should You Invest or Not


Overseas property investments are starting to be the only sensible option for North Americans that want to reproduce the profits they made in domestic real estate markets a few decades ago. Yes, there is the option to diversify the sector of your investments, but there is a reason so many in the Forbes 400 made their fortune in real estate. To completely disregard real estate investment due to the death of North American opportunities just does not make sense to me.

Using my own experiences I have put together a four part article series looking at the importance of the 4 fundamentals of real estate investing, within an international context. These are trends, industry, transportation and immigration. The first article looked at the importance of trends; this article is going to look at the importance of industry on any overseas property investments you are considering making.

For the past year I have been focusing on one of the strongest emerging (and presently untapped) geographical regions - the Caribbean. I had not previously done business within the Caribbean or had any knowledge of its real estate market, apart from anecdotal assumptions about holiday rentals. For me to get to that point the Caribbean had to tick a few of my boxes like:


Make sure that the area has growing economies. This sounds pretty obvious, but it is best to stick to economies that have strong indicators of potential growth. Another two things to watch out for are that have diversified economies. For example I looked particularly for economies that were not completely reliant on tourism. Another pointer is to check that the local economy can sustain itself rather than relying on external cash infusions.

Make sure other foreigners are investing - real estate rises can be directly linked to whether foreigners or foreign companies are investing in the area. So, make sure foreign investment is happening in the region.

Keep on looking - keep on top of the economic and political conditions within the country. Great ways to do this are checking out finance sections in established newspapers and using local sources.


Look for economic cycles in the region - often emerging economies have a knock on effect in the region, by keeping an eye on these cycles you could end up taking advantage of three housing booms rather than one!

By looking at the industrial growth on a regional level, rather than a country level you firstly, expand your opportunities and you also can identify potential risks within the region far more easily.

By looking at real estate investment from an industry point of view, you can literally follow the money! If you look at the regional economy and look at the foreign investments that are being made, you can sniff out an emerging economy with stability and strong indicators of potential real estate market growth.
