PRECIOUS SPACE: Every square foot of your house carries a price tag (Carpet area V/S Built up and Super built up area)

Hi everyone Am back again with a very interesting and important topic which is essential for a property buyer, that too if he/she is buying for the first time.

Property related terms normally confuse many

Buying property and choosing the correct housing option for ourselves can be confusing and often a time consuming activity. Majority of the first time buyers get confused with the terms likeCarpet area, Built up area and Super built up area(differencebetween carpet area andbuilt uparea). Understanding these terms is extremely important.

Let us throw some light on these terms-

Carpet Area or Covered Area: The term `Carpet Area' refers to the total usable area within the four walls of an apartment or a commercial space, as the case may be.

In other words, it refers to the area for which a carpet can be laid if required by the owners.

Built up Area: Over and above the carpet area, built up area would include the space covered by the thickness of the inner and outer walls of the flat OR the area of the apartment that includes the area covered by the walls.

Super Built-up Area: The term `Super Built-up Area' refers to the plinth area of an apartment or a commercial unit as added by the common areas like corridors, staircase, lift room, motor room, security room, Overhead tanks, Sump tanks, Electric room basically covers whatever is constructed in a project.

Note: The term`Plinth Area' refers to the entire carpet area along with the thickness of the external walls of the apartment. It obviously includes the thickness of the internal walls and the columns, if any, lying within the four walls of an apartment. The commercial space is not taken into account in calculating the plinth area.
