One thing homeowners forget when they decide to sell a home by owner is the obvious
fact that their buyers will probably be applying for a mortgage loan. I realize that this sounds rather simplistic, but you really have to give some consideration to what that means to you as a seller in the present mortgage market. When you've made the decision to sell by owner and you get busy posting on craigslist.com as well as other online forums, possibly placing ads in newspapers as well, you might not be thinking ahead to what happens once your locate your buyer, and that can be a mistake. It's what happens once the sales agreement is signed between the buyer and seller that can make or break a transaction.
I realize that this might sound like an exaggeration, but after buying and selling houses for over three decades I have not seen another period of time when buyers trying to sell a home fast had so many challenges obtaining financing. Of course I am not commenting on the buyers themselves, on their credit worthiness or ability to repay their loans, but on the practices and requirements of the mortgage lenders instead. These days it can be difficult for anyone buying a house who isn't paying cash for it.
Applying for a mortgage and then staying on top of things as the lender requires additional documentation along the way can be somewhat exhausting and certainly time-consuming for all buyers. That's why a good real estate agent is truly an asset when it comes time to get financing. Homeowners who sell by owner to a buyer that is not working with an agent will very likely find the financing process moves along very slowly and may even stall out at some point. Agents are used to staying on top of the financing timeline but most buyers aren't in touch with what's going on day-by-day at the lender or the title company.
As for me, hiring a good real estate agent is a worth all the money it I pay him or her when my buyer makes it through the maze of financing and my sale finally closes. I usually don't have time to walk the documents or the people through the closing process, or sit at the house waiting for inspections and appraisals.
Naturally, some issues crop up with nearly every house and, again, I'm usually too busy to take care of all the details required of the seller, so that's where my agent fills in for me as well. I encourage homeowners who decide to sell by owner to get an agent to help them close the sale, even if they already have a buyer. This suggestion comes from years of experience selling houses and not because I am a licensed agent myself.
