, but a costly one too. The latest figures published by The BBC show that the average house price in Britain is 224,064. That ranges between the average you can expect to pay for a terraced house, which is 177,633 to the cost of a detached house, currently at 344,989.

According to countless news reports earlier this month, it takes home owners just 20 minutes to decide on buying a house.

With so many quick, expensive decisions being made every day, prospective buyer put their financial future into the hands of estate agents. In fact, an undercover investigation by The BBC addressed just how untrustworthy estate agents can be. It uncovered an industry of dirty tricks and forgery when investigative whistleblower Anna Adams spent time working as an estate agent.

She was congratulated on getting an offer for a flat that was overvalued by 60,000, and explains that young agents regularly exchanged high-fives as they shared tales of "gazumping and over-valuing".

She found that estate agencies often lie about bids they haven't had to the existing owners of the property. Then they tell the owner they've had offers below the valuation so the owner reduces the price.

Despite unearthing shocking practises, Adams said that not all estate agents are so shady, and she's right. It's a shocking side to the estate agency industry, but potential buyers can do something as simple as estate agents reviews to put their mind at ease.

Agents who comply with the Property Ombudsman are seen as more trustworthy as there are clear codes of practice they must adhere to. Estate agents reviews assess agents, allowing buyers to search for recommended estate agents and read customer ratings and reviews.
