At the very beginning of the process, I seriously consider the following question,"Would I rather have the most money or the quickest money?" You should ask yourself this question, too, because it is really the most important question, and the answer tells you exactly what you need to know in order to sell a house quickly, assuming that is your real goal.
Sellers who are not in a position to discount their asking price in order to sell a house quickly may face a problem because investors usually buy at a discounted price. Investors usually improve the property and re-sell it, so they have to budget for their improvements. If an investor cannot negotiate a sale at the right price, he simply will not buy it. If you are not able to sell your house at a discounted price, that means you aren't in a good position to sell to an investor. With sufficient equity in your house, however, and a desire to sell a house quickly, there's no faster way to make a sale than to an investor.
