So it only makes logical sense that if you are selling a house, the best place to start is by making sure that your home that is up for sale can easily be found online. If your home can only be found in local bargain finders, it may not be found by many prospective buyers. So having an online presence is your best bet in landing a deal.

First you should use the internet yourself, when selling a house, and search around to get an idea of what homes in your area are selling for. Look at homes within the same school district, and then narrow it down to homes that have the same, or close to the same, properties and features that your house does. Take the average selling price for the 5 cheapest houses that compare closest to your house, and make your asking price 10% less than that. That will draw attention to your house for being cheaper than others in the area, plus you will make up the price difference as numerous people will get into a bidding war over your home.

The next most important thing to do when selling a house is to take lots and lots of pictures. The more pictures you take, the better view someone looking to buy, will get. Where ever your home will be listed on the internet, they surely will have room for many, many photos, something that the old printed bargain finder can't say. You can hire a professional photographer, which will cost several hundred dollars, and just let them take the pictures for you. Or you can rent a high quality wide angle lens camera, which will cost a couple hundred dollars, and just take them yourself

When selling a house, you can do one of two things in terms of listing it. You can list it with a realtor, and they will get a cut of the money it brings in. Or you can cut out the middle man, and just list it yourself. If you pick the realtor, most will have website with their listings posted online, but be sure to check first. If listing it yourself, be sure to list it at several different locations, not just one.
