Should You Use A Realtor To Sell Your Houses?
When you need to sell your house, it is almost always necessary to sell it fast

When buying or selling a house, most people first think about real estate agents. This is because the houses they know that are on sale are advertised by real estate agents. It follows that most people looking to sell their house talk to a Realtor.
You do need to consider a few things when hiring a Realtor:
i)Commissions - most real estate agents charge between 3% to 6%. This means you must have enough equity in your home to pay for these commissions. If you do not have the equity, you must be ready to pay for it from your pocket or look for alternative means to sell it.
ii)Repairs - You do need to have your house in good shape before you can hire a Realtor. If your house needs a lot of repairs, it means you cannot use a real estate agent to get it listed. Secondly, most regular home buyers use bank mortgages or loans from banks cannot finance a home that needs repairs.
iii)Competitive pricing - in order for your house to sell fast especially in a depressed real estate market, you must price it competitively. More people will be interested in it if it is cheaper than similar houses in the neighborhood.
iv)Marketing - once you list a house with a real estate agent, they market the property for you through the MLS and sometimes through their networks. This means it stands better chances of selling faster. When you need to sell fast, aggressive marketing is a must.
What to do if you cannot sell through a Realtor
Marketing is the number one consideration of whether to use a Realtor or not.
i)Flat fee listing - there are Realtors that charge a flat fee to list your home in the MLS. This means that your house still gets the exposure that a listed house gets. The down side is that your potential buyer might be brought by a Realtor who will ask for a commission. You must be ready to pay a commission if they bring you buyers.
ii)Marketing - You need to advertise aggressively both online and offline. The more exposure you give it the better the response.
iii)Paperwork - Selling a house requires tedious paperwork, which you must be ready to handle.
iv)Real estate investors - Real estate investors will help you if your house needs repairs or has little to no equity. They will handle paperwork for you and have flexible solutions to fit most needs.
