that's move-in ready, these six neighborhoods will give you the newest options

to consider in Mt. Pleasant in the price range of $500K plus.


1) Hamlin Plantation

($400K to $800K): Almost all of these

homes were built by John Wieland, one of the best (and most popular)

residential builders in Charleston. Right

now, The Sound is the only marsh front subsection here, so you won't find as

many waterfront options to choose from.

However, Hamlin Plantation is consistently a favorite among home buyers

because of the traditional home designs and the overall feel of the

neighborhood. The upgrades offered by

John Wieland tend to good options that help with resale down the road compared

to some of the outlandish upgrades you often see with other builders (features

that you'll pay a pretty penny for but don't add their cost to the overall

value of the home). In the price range

of $400-800K, Hamlin is always a neighborhood I recommend for buyers wanting

quality new construction at a reasonable price.

2) I'on ($400K to $2

million): I'on is one of the most

prestigious neighborhoods in Mt. Pleasant, and it has some of the best

amenities. I'on offers a zero entry

pool, club house, tennis, fitness center, as well as a community dock and boat

ramp. If you're looking for a classic

Charleston styled house but don't want the upkeep of a hundred year old home

(or the traffic of downtown Charleston), I'on should certainly be on your list

to consider. In a neighborhood where

most homes are priced around a million dollars, no expense has been spared in

building the European piazzas, courtyards, brickwork, and other architectural

details that make the houses in downtown Charleston so distinct. Also, I'on is one of the few new construction

communities located in the older section of Mt. Pleasant that is closest to

downtown Charleston. The beaches and

downtown are just a 10-15 minute drive.

3) Dunes West ($250K

to $2 million): This gated community is

ideal for buyers wanting a country club style setting. Its golf course was designed by Arthur Hills,

and its golf club house was built where antebellum Lexington Plantation once

stood. Dunes West is also a good

neighborhood to consider if you're looking for a large, estate sized lot on

which to build a home. Few of the newer

communities in Mt. Pleasant offer lots that are half an acre to an acre (you'll

even find the occasional 2 acre plus lot here).

Dunes West amenities include golf, 3 pools, 2 club houses, tennis,

fitness center, boat ramp, boat storage, and a community dock.

4) Rivertowne ($300K

to $4 million): This is another good

option to consider for golf neighborhoods in Mt. Pleasant. Rivertowne is divided into 2 main subsections

a marshfront community overlooking the Wando River (called Rivertowne on the

Wando), and a golfing community (Rivertowne Country Club). The Country Club section offers the newest

homes for sale, and some of these overlook the marsh and the golf course (so

you can have the best of both worlds).

5) Park West ($225K

to $3 million): Park West is known for

having some of the most affordable houses and regime fees in Mt. Pleasant. However, many buyers in the high end price

ranges also like Park West because its affordability gives them a better

marshfront view, more square footage, or nicer upgrades compared to some of the

other (pricier) communities on this list.

In the $500K plus range, some of the favorite subsections tend to be

Masonborough, Tennyson, Pembroke, Wheatstone, Andover, and the newest

subsection, Park Island.

6) Darrell Creek ($400K

to just over $1 million): If you're looking

for a new construction community with seclusion and space, Darrell Creek may be

a good option for you. With an average

lot size of over half an acre, this community is one of the most spread out

you'll find in Mt. Pleasant. Compared to

many new construction neighborhoods that cut down most of the trees in the

building process, Darrell Creek offers large, wooded lots that appeal to many


home buyers.
