Open houses can be a great way for real estate agents to get buyer leads. For an open house to be successful and bring in a good number of leads, two things must happen. First, you need to get plenty of people to the property. Second, you need to get their contact information so you can follow up with them.

Let's start with the first step. In order to get enough people through your open house, you need to choose the right property. Some houses just aren't good for hosting an open house at. You should try to use a house that is vary near to a main street, that will need minimal directional signs to be found. If the house is hard to find, or way out in the middle of nowhere, take it off the list.

You will want to properly advertise your open house to bring in potential buyers. Be sure to list the open house on your MLS a week in advance so people have time to see it. Also post the open house info on Craigslist.com, Backpage.com, and Zillow.com. If you can afford to, put an ad in the local newspaper as well.


Now that you are hosting the open house, you need to get people's contact information. The amazing part is that it is so much easier than most real estate agents make it! All you have to do is prepare a sign in sheet that asks for the person's name, email, and phone number. Set up a table near the front door where people can sign in. Prior to the open house, fill out the first page with your friend's names and contact information, and fill out about half of the second page. Have all the pages in a 3 ring binder, with it open to the second page that is half full. This makes people feel more comfortable that other people have filled it out first.

Next, meet your guests at the door. Hand them any marketing material that you have for the property. Immediately following that hand them an ink pen. Simply say: "Can you please take a quick moment to sign in?" Don't say anything else until they sign in. 90% of people will sign in, and usually about 75% will leave their real contact information.
