The bad odour from a stale tobacco is considered to be the highest in the list of things to avoid when selling your property. Even chain smokers are not likely to get along with that kind of stale odours. The second in the list would be animal pet smells, so if you have a pet then make sure its not around when buyers come to view the property as it will have bad effect on the buyers. In fact a thorough cleaning should be implemented in the whole house or property including bathrooms, toilets and other areas where such kind of smells are produced. Dont try to reduce or overcome the smell with some kind of bleach or room-fresheners, as this will only make it worse.

The other thing you should take care of is that the taps in the Kitchen and Bathroom sparkle. If they dont then it will have a certain negative effect on the buyer prospect. Assume that you arrive at a hotel and find that the taps were not sparkling, and then obviously you would complain so always present your property as a hotel room to the buying prospects. Try to give your house the best shine you could. In the kitchen, make sure everything is in place so it doesnt look tidy or unorganized in any way.

The bathroom is the place where you need to pay attention. Make sure the ventilation is installed in a proper way such that its not making the bathroom humid enough and not spreading any bad smell even its of a shower gel or shampoo. Also change the shower curtains and get a new stand or basket for the bottles for shampoo, conditioner and shower gels. Buy a new bath mat and replace it with the old one to give a fresh look. Also remove all the stains or bad spots if any from the bathroom. Even make sure that the taps are working well as well as glowing and disinfected. Now everyone knows that the toilet seat should be left down!

Also ensure that your property has good inflow of natural light. The better light flows into your property the more buyers will be delighted in buying the property. Trim all the plantations around the property and let the proper sunlight come into the house or the property. The curtains are good for the house but remove them from the scene when prospective buyers are taking the tour of the property. This will help more natural light into the property. Clean up all the windows from inside as well as outside so it looks new. If possible organize the property tour in such timings when the natural light flow is the best.

The last and one of the main things you should consider is when prospective buyers are taking a tour of your property, make sure they are free to wander around on their own. Dont wander with them like a shadow, instead keep a distance and let them call you if they find any problems.
