Tips For Marketing Your House For Sale

Are you trying to sell your home by yourself? Or

, perhaps you are working with an agent, but you want to know more about the various marketing strategies that your agent should be employing. Either way, here is a look at a few marketing tips to keep in mind when putting your home up for sale.

Give Them a Sign

One of the simplest ways to market your home is to put a sign in your yard advertising that the home is for sale. If the home is on a corner lot, make effect use of your space and put a sign up on both roads. Not only is this a free form of advertising, it is also quite effective. After all, most homebuyers perform drive-bys within the neighborhoods they are interested. Having a sign in your yard is an easy way to tell them that your home is for sale.

Before you put signs up in your yard, make sure to check with your homeowners association to see if yard signs are permitted. If not, you may still be able to put a sign up in your window. Although this method usually isn't quite as effective as using a yard sign, it is still well worth your effort. You may also want to talk to some of your neighbors to see if you can place a sign in their yard with an arrow pointing toward your house.

Put it in Print

Print advertising is still an effective method of marketing. Whether you are advertising in a newspaper or on the Internet, putting it in print gives potential buyers the opportunity to learn more about your house for sale. Some places to consider running a print advertisement include:

*Major newspaper - choose the day that is read by the most readers. Sunday is usually the best day for house listings, but check with the paper to make sure.

*Local newspapers - a good place to run larger ads at a lower price. They are also a good option if you are targeting a certain group of people.

*Real estate publications - helps reach a large number and wide range of potential buyers. Check on the press date before you go this route to make certain you don't have to wait too long for the publication to be released.

*Websites - not only can you reach a wide range of people, many Websites allow sellers to list their homes for free.

Direct Mail Campaign

Although launching a direct mail campaign can be costly, it does allow you to reach a specific target group of people. For example, you might send the mailers to your neighbors, as they may have friends or family members who are interested in moving near to them. You might also want to send a mailer to agents who represent the buyers in your neighborhood as well as to buyers who live in other neighborhoods who are likely to want to relocate to your neighborhood.
