Before putting a house on the market, it should be prepared for showing to potential buyers

. Walk through the house and along the property. Make a list of potential improvements that will help make it more attractive to house hunters. Drive up to the front and look at the home objectively. Next, walk through the home with a critical eye. Anything that stands out should be noted. While the house is on the market, there are many things a homeowner can do to boost its salability.

Yard Maintenance

The lawn must be cut regularly, even if the homeowner has moved out. Long grass gives the appearance that the house is not being taken care of. If the yard is neglected, potential buyers will wonder what else has been neglected and may retreat quickly.

Exterior Repairs

Fix any noticeable problems. There may be dangling siding or shutters. A dead tree or overgrown bushes are a turn-off. Look at the roof. If it is in poor repair, consider getting a new one, having it reshingled or offering to pay for the new roof. Wash the algae off the white porch railing. Fill in holes in the yard with dirt or sod.

Exterior Cleanliness

A clean, well-kept property will sell faster. On the exterior, pick up trash and take in the newspaper. If the homeowners move out before the house sells, ask a neighbor to keep an eye out and remove anything offensive in the yard. It is to their advantage and the homeowners' not to have a vacant lot in the neighborhood.

Interior Upkeep

Clean the home's interior room by room and area by area. It should not have a "lived in" look. Clutter makes a room look smaller. Cleanliness makes a room look larger. Everything should be put away, if possible. This includes boxes and laundry. Empty the ashes from the fireplace and run the vacuum cleaner. Knowing when the house will be shown is helpful, but making it mandatory by appointment may prevent a potential sale if someone is unexpectedly in town and ready to look right away.

Maintenance

Keep copies of recent appliance purchases and repairs. If refrigerators, washers and dryers convey, people will want to know just how old they are and if they work properly. Do the easy fixes that have been plaguing the honey-do list for years. Walk around the house with a can of lubricating spray. Treat all squeaky door hinges. Tighten loose handles on cabinets and closets. Fix all dripping faucets and replace any burned out light bulbs.

Spruce Up

Consider having the house pressure-washed or painted. A tired-looking house will take longer to sell. A spruced up one that looks well maintained will have more visitors. Remove all toys, bicycles and vehicles from the lawn. Dispose of any that are not used. Take down any broken features, such as an old basketball hoop or bent clothesline. Make sure that the exterior lights are in working condition.
