This may not be the happy homecoming you were looking forward to! A major flood can be overwhelming and you have to ask yourself, are you ready to take that chance with no flood insurance?

Your standard homeowner's policy most likely won't reimburse for any damages due to flooding. Just because you haven't experienced a flood in the past, doesn't mean you won't in the future, and if you live in a flood plain, the possibility is greatly increased. A flood insurance policy is extremely vital in protecting your most cherished possessions in the event of such a happening. You will need to look for a flood policy that reimburses for damages to any major appliances, as well as your furnace, water heater, air conditioner, etc., in addition to structural damage, including debris clean-up. You will also want to be sure you find a flood policy that covers personal possessions, since some policies do not provide it.

Now, you are probably asking how you can find out if you are in a flood plain. FEMA has identified areas that are likely to flood (Special Flood Hazard Areas.) Your mortgage company uses the information to decide whether or not you need flood insurance and will likely be able to determine if you are in or near a flood plain. Keep in mind that even if your mortgage company does not require flood insurance and you are near a flood plain, you still have a higher risk and may want to consider adding flood insurance.
