West Kendall Housing Market update for November 2010

The month of November is now a thing of the past and the housing market in West Kendall seems to have made a move in the right direction.

West Kendalls available inventory went down slightly from 2,256 single family homes to 2,225 single family homes, despite the 339 new listings that entered the West Kendall market in November. Where we really see a big improvement is in the amount of single family homes that went under contract in the month of November at 345, which is a huge increase from just 87 in the month of October. The amount of single family homes sold in November also increased to 209 from 182 in the month of October, which show positives signs for the West Kendall single family homes sector of the West Kendall market.

The average listing price for single family homes in West Kendall continued to increase over the last two months to an average of $487,668. Despite the increase in the average listing price of homes the average sales price decreased less than 1% from last month to $301,643.

The townhome and condo available inventory in West Kendall remained almost the same, ending at 2,045 properties available at the end of November. West Kendall had 322 new listings hit the market and 330 properties go into pending status which was 57 more than in than in October. The closed sales in November ending at 173 were only 11 more than in October which had 162.

The average list price for condo and townhomes in West Kendall continued to decrease and ended at an average of $111,596 in November. The average sales price followed the same trend and decreased just over 2% from October and ended at $106,341 at the end of November.
