What Does The Bank Do With Unsold Chicago Foreclosures?

After foreclosing on the property of a defaulter

, the banks are mostly anxious about finding new buyers for the foreclosed property in order to recover their investment and mitigate the capital lost due to non-payment of loans. Moreover, the banks also try to redeem the costs associated with the foreclosure procedures related to the property. For this purpose, they are required to enter into a binding contract with an appropriate property agent to get the home listed for the pre-decided period of time. However, if the Chicago Foreclosures remain unsold, the lender has to repeat the whole process again and again, until a suitable buyer for their property is found.

Unsold foreclosures can often lead to delays. The delays in the foreclosure of property can actually benefit the home owners whose property is being auctioned off. This is because delays in the foreclosure procedure can help the home owner in getting extra time to build up the cash reserves in order to pay off the pending amounts in the form of arrears to the lender, thereby writing off the mortgage. The payment of the pending debts can immediately stop the foreclosure procedure and thus can result in a win-win situation for the borrower as well as the lender.


However, the delays in the foreclosure process can hurt the lender. In the situation wherein the borrower tries to stall the foreclosure procedure via temporary restraining orders or bankruptcy, the hope of the lender in regaining the financial solvency decreases. As a result, the lender is forced to incur losses for an extended period of time rather than recovering a major part of the loan by the foreclosure and reselling of the property of the borrower.

The bottom line is that some of the Chicago Foreclosures can be completely avoided in case the lender is able to reach a settlement with the defaulter before the foreclosure process begins. In case such an agreement between the two sides does not take place, the bank is forced to foreclose and sell the property. Most of the foreclosures take time and the delays can be harmful for the lender and beneficial for the borrower. The unsold foreclosures are required to undergo the same process again and again and consume extra time and resources of the bank.
