What to consider if buying a new home this winter
What to consider if buying a new home this winter
If you've decided to move to a new home in the new year or even before, then there are a number of factors you need to consider. Here are 10 important things to think about.
1. Make sure that you are able to afford mortgage payments you intend to take on. Biting off more than you can chew is only likely to put you under strain for many years to come. Be realistic and work out what you want to spend.
2. You'll need to decide what type of property you require, particular in terms of the size of the home and how many rooms it has. Factors that will dictate this will include whether you intend to live in the property for the foreseeable future or if you plan on moving again when you start a family.
3. You need to start thinking about where your new home is going to be. This will depend on a number of factors, but one of the most important will be how convenient the location is for your work. If you're buying with someone else, then you'll need to consider where both people work and how you intend to get there. How easily do the roads get congested? Are you near a train station?
4. Another thing that may have a bearing on location is reputation. You'll want to do your homework on what areas have the best and worst crime rates, whether there's a lot of vandalism and how safe the area is at night.
5. If you have children or plan on starting a family in the not too distant future, then you may also want to find out if there are any good schools in the area.
6. As you begin to narrow your search and find potential homes, you'll need to go and view the properties. Get a feel for what you can buy within your budget. Can your budget stretch to a three-bedroom house in one area, but only two-bedroom place in another? Weigh up what will be the best investment for your money.
7. While viewing, you'll also want to get a feel for what the street or neighbourhood is like. A useful tip is to check it out in the day and night time, in case the area changes after dark.
8. Make sure you have all the appropriate information about past home improvements, as there may be some work that needs to be done on a regular basis. You don't want to be left with extra costs that go on for many years.
9. Although it may not seem like a massive issue, it's vital to consider what car parking facilities the new home has. If it's flats, then you may have one allocated parking space. If it's a home, your property may have a garage and/or a drive-way. Or it may just have roadside parking, in which case you'll want to see what it's like at the busiest times. Other things to think about are how many cars you'll be keeping at the property. And, if your children are teenagers, they may also need somewhere for a car in the coming weeks.
10. Lastly, it's vital that all the legal aspects of the move are covered. You'll need to speak to a solicitor that is an expert in residential conveyancing. There are many on the market, so find one that has an excellent reputation and plenty of experience.
For more information about residential conveyancing, talk to a solicitor in your area (or in the area you're moving to) about what you need.
Some legal firms will be specialists in this area, while others may offer a broader range of services - such as a family law or employment law solicitor.
