Why Property Is Still The Best Investment

. As someone who has spent many years working in the industry, not just in the UK but also in second home markets such as Spain, he is familiar with the trends of the real estate market and knows its mechanisms inside out.

According to Michael, property remains one of the classic and indeed safest retainers and generators of wealth, the others being stocks and bonds, commodities markets and, in times of doubt, gold. Together these key economic indicators play out their roles in an economy, rising and dipping before setting out on a course of recovery that leads to the next boom. What's more, they don't move in sync, so when one might be past its best in investment terms another could be soaring. What gives property an inherent advantage over most other conduits of investment and creators of wealth is that it is made up of a real, physical asset set upon a diminishing resource; land.

This means that although property is pretty susceptible to economic fluctuations in the short-run, with values rising rapidly in good times and dropping during recessions, in the long run it will always correct itself and its general movement over time will be upwards, especially as land resources become scarcer. This is why, in some places where space is at a premium, it is the land that is worth more than the property that stands on it. There is a similar logic to how raw materials work, but there, there is always the chance that new technologies can produce alternatives that suddenly render a particular mineral practically useless. Since there is theoretically no limit to the number of companies and shares that can be traded, and they can be here today and gone tomorrow, the stock exchange doesn't provide the long-term bricks and mortar security of real estate either.

Timing


In investment, important life-changing purchases and in fact in most things in life timing is of utmost importance. Michael has seen his fair share of buoyant and depressed markets, as well as how conditions in different sub-markets and countries move at a different pace to one-another, claiming that opportunity is key and that on many occasions over the years it was either a bad time to get involved in property or it was possible to make a mint. One cannot always dictate timing and very often it's difficult to see something when one is in the midst of it, but recognizing patterns from the past enables you to spot the opportunities and danger moments far more quickly and accurately. With the majority of his clients being end-user buyers looking for a permanent or second home for the mid to longer term, he strongly believes that value for money is important.

Experience has revealed that people buy property, especially holiday homes, when the market is buoyant and hyped up, but that is when prices are rising quickly and options are rather limited. Liggan advises that the ideal time to get the best value for money, and have a great investment for the longer term, is when prices have reached their low-point and are starting their journey upwards again. "You may not know it but you'll actually be at the very beginning of the next boom," he explains. This is why he believes the conditions are now right to return to the property market, particularly in places like Southern Spain. "Over the next two years, until the market moves back into a buoyant state, there is a window of opportunity, which is why I specialize in finding those properties that are not only well-priced but represent excellent value for money and a secure future investment. It's a question of putting many years' experience to good use."
