For many years now, whenever I sell my own house I have to remember that most sellers

haven't accumulated the same experience I have in my career as a real estate investor. Selling my own houses is normal for me since I always have more than one house for sale at any point in time. But that doesn't mean each house is easy to sell, some of them require a lot of work (and money) before they finally get sold. I just have to do what it takes to find the right buyer. The fact is that many houses, especially older ones, don't fit younger buyers' high expectations, and that means they might take a while to sell your home.

I remember a big five bedroom house that had been renovated a couple times, but it only had one bathroom. I remodeled it to some extent, but didn't add another bathroom. So, it's not hard to figure out that a five bedroom house with only one bathroom could be difficult to resell without knowing just the right buyer. For example, a handyman who knows how to convert one of the bedrooms into a bathroom himself might be very interested in the house at the right price. It didn't take me long to sell the house because I am acquainted with a lot of handyman-type investors. One of them could see the potential in the five bedroom house and bought it from me.

When I buy a house, I actually consider how I'm going to resell it even before I purchase it. This is not a common practice for homeowners, but it's crucial for investors. If we're shopping for a house to live in it's different than shopping for an investment, and it's difficult to see our home as an investment. Usually we are more attached to our home and that makes us more emotional, so shopping for a house is always influenced by our purpose for purchasing it.

I've learned to look at every property as though I'm preparing to sell it and not to buy it, which helps me get in the right frame of mind when looking at houses. I'm actually considering the type of person to whom I could sell the house when the time comes, which is an important part of the thinking and planning process for any real estate investor. Thinking this way can work for you when you sell a house yourself too.


Many times I hear people ask, "How can I sell my own house?" and of course I have advice to share. These days my advice usually involves placing ads online and holding open houses to market your house by owner, and following up with a real estate agent to help you move your transaction along towards closing. Hiring a real estate agent to help you close your transaction and make sure your buyer gets financing can be a good decision. So now you have my advice from years of investing and learning how to sell my own house.
