Brian: Well, were just getting past that first property, I did say Im probably, Im looking at something different now, Ive done my first one.
Mark: Yep.
Brian: From a development perspective, if I wanted to go to the next level, you know, Ive bought my exclusive property, Ive had success there, Im getting the yields, Im getting the returns that I need to do, the tax structures have been sorted out, everythings looking after itself, but I need to make the next move.
If I wanted to look at developments or something of that nature, where would you be able to benefit me in that regards?
Well, if you want to look at developments and a lot of people do, because they think being a developer is the top goal and they all make lots of money and all that sort of stuff. Its not always the case, because we always find that, you know, there is a lot of developers who go broke.
But I have worked with a lot of my clients, the reason I made things work for people is in one aspect, you know, its nice and all that, but one aspect is, its easier for me for my business model if they come back and do another one with me. Everybodys in business and I want to make some money, Im going to generally make a fee, and it depends on what service I provide the clients of how the fee structured, what it is, and all that. But its always, I can always demonstrate to the client why using me is cheaper than doing it yourself, you know? So we go around that way.
But I have done project development with my clients or on behalf of my clients. Weve done 4 units, 12 units, 10 units, and because Ive done it myself, Ive done it for clients, Ive got experience to share but often we go through that. But its all about if the moneys in it. And there are different cycles around development about when theres money in things and at the moment, being a developer, as such, isnt as attractive as it once was.
Brian: Right.
