Do You Need To Sell Your House Fast?
I've lost count of them over the years, all the properties I've sold here
, but whenever I sell a home I have a checklist to help me remember a few important things. I'm sharing part of my checklist with you in this article, just in case you might benefit from my years of experience, and of course that includes learning a few things the hard way.
1. My first tip might sound strange, but is one of those things I learned the hard way about selling real estate and wouldn't wish on anybody else. Be sure you open every drawer, cupboard and cabinet door in all parts of the home before showing it for sale or for rent. I don't have to mention the obvious, bothersome problems like insects or rodents; no, what I want to stress here is checking for surprising things that previous homeowners may have overlooked. I'll just let you use your imagination at this point, and whatever you can imagine has surely been found by a real estate investor like me. One item is cash, but most items are less attractive, to say the least. Check every possible storage area thoroughly to avoid embarrassment for yourself and others.
2. My second tip involves the public utilities. Checking to make sure that utilities have been transferred into your personal or corporate name prior to doing any remodeling work or showing the house to a prospective tenant or buyer is a very prudent idea. After paying workers who showed up with power tools and heavy equipment, only to discover there was no electrical service available at my property, well, I made sure there was a line on my checklist to record the actual date that utility service is put in my name. I had a contract that specified payment to those construction workers by the day, so that particular day proved to be a very expensive lesson for me.
3. My third tip also involves utilities. It is - Call Before You Dig. When I sell a home, I provide my buyer with a drawing of underground utility lines if I've done any excavation at all. By dialing 811 on any cell phone local residents can get utility lines marked prior to any digging. It's a good idea and it can save you and your whole neighborhood a big hassle that can result from accidental utility line destruction.
4. My last tip is another one of those logical things that is easy to overlook if it's not listed on a checklist. Try every faucet, indoors and outdoors, including washer and dryer hookups in a closet, basement or garage. Make sure they all work properly. Check to see if the water is rusty or odd-smelling. Check the water heater to make sure it is not leaking or corroded. Ask the water company to provide a history of use over the past year to make sure it shows no excessive use caused by an underground or commode leak.
You will undoubtedly develop your own checklist if you buy and sell homes as an investor, but these tips will help you get started if you're going to sell a home.
