It was not too many years ago that flipping a house was an extremely common practice

. In fact, there were even popular television shows which demonstrated extremely successful people flipping homes and their methods. But today the economy is radically different than it was several years back. It is much more difficult today to flip a home for profit as it was when the economy was more robust.

One of the most difficult aspects for flipping a house today is getting financing. Back when you could flip property after property in a short amount of time it was extremely easy to go to any bank and get loans for that purpose. But after the financial meltdown the loans for such practices simply dried up. It is all but impossible for a person to secure a mortgage even for a short term loan for a house not their own. Banks are not offering loans for this purpose in most cases.

Another problem which house flippers have today is that the value of homes is not increasing like it was. In fact, in some locations, home values are decreasing instead of increasing. This fact makes it extremely difficult for earning a profit by flipping a house. About the only ones having any success in this today are those who live in parts of the country that have not been highly impacted by the downturn in the economy. Even when living in those areas, financing is still a problem when flipping a house.

For those still making good income from flipping homes, alternate financing options are usually being used. One of the most common methods today for obtaining financing when flipping a house is through a private lender. You may have heard that there is much money on the sidelines and not being invested in the stock market and other places today. That is absolutely true. Private lenders have abundant supplies of cash on hand to lend for these purposes. The only a simple matter of finding those hard cash lenders for the loans.


In some states it may be legal to advertise in the local newspaper for this. However, in many states it is illegal to advertise for private lenders for obtaining mortgages when flipping a house. If this is the case in your state, one of the best ways to find those private lenders is by word-of-mouth. Simply find the location and times of the local real estate meetings held in your city. Almost all cities have these types of real estate enthusiasts who meet on a monthly basis. At those meetings you will get to know other home flippers and they may in fact give you clues as to were you can find the private lenders for obtaining loans to buy your properties.
