Unless you live in a state that has sunshine year-round, your deck will probably only be used in warm weather; although many people cook out on the deck even in winter. There are many reasons why it's important to take care of your deck. Repair of minor problems can prevent them from escalating into large costly problems. In addition, if your deck is going to be used for entertaining, you want it to look as good as possible.

Decks should be inspected at least once a year for protruding nails, loose boards or any other possible deck repair that may be needed. After removing everything from your deck, sweep it thoroughly so it's easier to inspect. After sweeping any loose debris from the deck, you can use a powerful garden hose or power washer for washing. If mold or mildew is present, you'll want to remove this with a commercial cleaner before applying a sealant.

When you're confident your deck is clean, you can apply the sealant, which is available in oil or water based solutions. You can get sealants that have stain included in the solution but you may want to try it out on a board that won't be seen to see if you like the results.
