Meridian San Diego Condos Sales increase in 2010

The Meridian building in downtown San Diego is a luxury high rise condo community in the heart of the Marina District in downtown San Diego located at 700 Front Street. The Meridian is known for it's first class service, great views of the San Diego Bay and being located in the heart of Downtown San Diego.

In 2010, the Meridian has 9 sales ranging from $506,000 to $1,310,000.This is in comparison to 2009 where we only saw 6 condos sales that range from $534,000 to $870,000 with one property selling overthe million dollar mark for $1,480,000. This is a healthy indicator that more downtown San Diego condo buyers are back in the market and realize this is a great time to buy. In 2010, the properties that sold in the $500,000 range are one bedroom condos on the 11th & 18th floors with an approximate 1,400 square feet. These are great buys considering the location and amenities that the Meridian has to offer. There were three properties that sold in the $600,000 range this year. All of them were two bedroom units on the 5th, 8th and 10th floors of the Meridian building. All them were larger units with two of them being 2,000 square feet and one being 3,180 square feet. Finally, there werethree sales above $1,000,000 in the Meridian. Beach Cities Real Estate represented the buyers in a 2 bedroom unit that sold for $1,050,000. The property has been gutted to the studs and bought as a fixer upper. The condo was located on the 6th floor and had great views of the bay and city light views. In addition, there were two other sales for $1,175,000 (Unit 902) and $1,310,000 (Unit 803). Both of these units were two bedroom units and ranged from 1,940 to 2,760 square feet respectively.

If you are thinking about buying a home in the Downtown San Diego area the Meridian is a great place to start. We are forecasting an increase of sales for 2011 as more condo buyers get into the downtown San Diego Real Estate market.
