You may think that you are already done with the walk-through because the home inspection is already made. But the final walk-through is actually not the home inspection you are thinking of. It is not also the stage where you negotiate with the seller about the repairs and updates needed for the house. it is also not a contingency. In general, the final walk-through is the stage in which you check and inspect the house if it is in the condition that you and the seller agreed it to be. The final walk-through can be performed days or hours before the closing of the deal happens. You have to make sure that the seller made all the necessary repairs and updates you discussed with him. You also need to be sure that there is nothing wrong happened in it since the last time you visited it. The final walk-through is very important and you should not just let it pass, just like what other home buyers do. Do not ignore or take for granted the advantages of doing the final walk-through. Below are some of the things you should do while you perform the last stages of inspecting the house.
1.Check all the lights by turning them on and off. The electrical system in the house should be working perfectly before you move there.
2.Test all the appliances in the house. Most homes for sale already comes with appliances especially those used in the kitchen. Make sure to try them all and see if they are still working efficiently, most particularly the ones that run with electricity.
3.Run water. The house should already have a water supply when you do the final walk-through. Furthermore, you need to check if there are leaks coming from the sinks. You also need to make sure that there are no problems with the toilets, showers and bath tubs.
4.Check the doors by opening and closing them. You should not experience any difficulties with the door before you close that deal. Check the garage as well and see if its opener is working.
5.The air-conditioning and the heating system of the house should also be repaired or updated to be sure that there will be no problems using it when you moved in to the house. Test the HVAC during the final walk-through.
