Roof tiles are never really thought about until you eventually find pieces of it strewn about the front garden. Whilst most homeowners merely mask it up with plastic sheeting, the latter will need a ladder... and a large check to cover the labour of the guy climbing it.
Most home owners are fed lies when they purchase a new roof, in that like a diamond, they will remarkably last forever, when actually they are relatively like teeth: in that the more you ignore them, the more money you end up spending on them.
If you are luckily enough to strike up a lifetime warranty' then it might be worth reading the fine print. The fine print normally excludes installation of the roof, which is equally covered for only the first two years. Most damage which does include high winds, hail stones other ferocious wintery weather are all not covered under this amazing warranty. Which is especially as infuriating, seeing as the weather is taking a turn for the worse due to global warming.
Roof tiles are designed to shed 90% of rain water off of the roof, however the other 10% gets through the tile and is then shed by the underlayment: asphalt felt amongst various types of metal flashings.
Whilst the roof tiles generally last a long time, the underlayment does not work as well with sun exposure and the long term effects of such exposure, is that it simply dries out and cracks. This is when you find a large damp patch in your loft, and that the warranty is not as sweet as it first appeared.
However there are ways to still have an aesthetically pleasing roof, whilst keeping your wallet intact.
After any rainfall or high-wind, it may be worth taking a walk around your house and scour for fallen or loose tiles, water-stained eaves or anything else you may consider suspicious. It may seem like a pain, however taking 2 minutes to walk around your house could potentially save you hundreds of pounds- plus a walk can only ever do you good.
After the miserable winter months, dig out your ladder and take a look up there, you don't need to be ruthless, but if a tile is knocked out of place it is worth fixing it quickly before mould appears. If you don't own a ladder though, just look out of the nearest window, or use binoculars. As long as you able to see that it look good, you're maintaining it.
Every two years, have your roof inspected by a qualified home inspector or a licensed roofer. An ounce of prevention is worth a pound of mould.
Surprisingly roof tiles are not as hard to maintain in comparison to other roofing materials, however it is still worth checking up on it from time to time, as you would do with your boiler or car. Just go up and have a look around, whether you have plain handmade tiles or ornamental tiles; it is still possible to see a problem just by watching them.
It doesn't have to pay to have a visibly appealing roof.....
