What should you look for in a new home? Here are some simple guidelines for common
points you should take into consideration when you are looking for that new, perfect, residence.
Location
If you have children, check out the catchment area for local schools, you don't want to be just beyond the reach of the catchment area for the best school in the area. Make sure you are aware of any development plans. Be these development plans for roads or for housing in the local area, these could all affect you. For example that beautiful idyll country lane could turn into a noisy nightmare right outside your lounge window if Tesco has bought up that plot in the next small town for a new development. The local council may be able to give you information about such plans. Also consider factors such as crime rate, car parking, transport links and local amenities.
Structure
Make sure you get a surveyor in. It is definitely worth it. A trained eye will pick up issues that most people would miss. Problems such as subsidence can be extremely expensive to repair, and in extreme cases may not be easily repaired at all. Having to engage in structural repairs to your property 5 years down the line will make you kick yourself and wish you'd paid out the money at the start rather than be faced with huge amounts of hassle. You may also find that a survey could bring up a problem which would lead you to decide against buying the property in the first place.
Potential
If you are looking around the property you are considering purchasing with big plans in mind, do ask all the relevant questions. You may find that the glamorous conservatory you are planning, or loft conversion you've included in your 'vision' has already been turned down for planning permission. On a more positive note, some properties actually come with planning permission included. This tends to occur when the current owner has applied for permission to develop but have decided to move before commencing the work. It may also be the case if the property you are viewing has an unfinished extension. If planning permission is including with your property make sure you look at the agreement, what is included in it and how long it lasts.
Questions
Feel free to ask the estate agent and the current residents of the property detailed questions. Also have a good explore of the local area and have a chat to outsiders, they may have some interesting bits of information about the property or area that you hadn't even considered.
